Decking replacement is the most common change order on a roofing job, and the way a contractor prices it up front tells you a lot.

Why decking fails
Chronic leaks delaminate OSB. Long-term condensation from poor ventilation rots plywood from underneath. Older plank decking splits and pulls away from rafters over decades of thermal cycling.
You can't know until tear-off
Anyone who promises no decking will be needed hasn't seen under the shingles. A reputable contractor gives you a per-sheet price in the proposal so the cost is known even if the quantity isn't.
Typical cost
Expect $75 to $130 per 4x8 sheet installed, depending on thickness and access. Most jobs need zero to four sheets; a chronically leaking roof can need dozens.
Plank decking
Older Troy and Piqua homes often have gapped board decking. Gaps over an inch require overlaying with new sheathing, which is a meaningful cost increase that should be flagged before the job, not during.
