General home inspectors are generalists. Many won't walk a steep roof at all, and their report often says little more than 'appears functional, recommend evaluation by a roofing contractor.'

What we look at that they don't

Number of existing layers, nailing pattern where visible at the ridge, condition of flashing details, granule loss measured against age, attic ventilation adequacy, and evidence of previous repairs that were done to sell rather than to fix.

Getting a remaining-life estimate

The most useful output is a number: this roof has roughly six years left. That translates directly into a negotiating position or a budgeting plan.

Timing

We can usually inspect within a standard Ohio inspection period. Schedule as early in the window as possible so there's time to negotiate on findings.

What findings are worth negotiating

Active leaks and structural sag are deal-level issues. An aging but sound roof is a price conversation. Missing drip edge or poor ventilation are cheap fixes worth noting but rarely worth walking over.
