Covered vs excluded

Sudden accidental damage from wind, hail, or falling objects is covered. Wear, deterioration, poor maintenance, and manufacturing defects are excluded. The entire claim process is essentially an argument about which category your roof falls into, which is why documentation matters so much.

ACV vs RCV

Replacement cost value policies pay what it costs to rebuild the roof today, minus your deductible. Actual cash value policies subtract depreciation for the roof's age and never pay it back. Check your declarations page — many Ohio carriers have quietly moved older roofs to ACV schedules.

How the money arrives

With an RCV policy you typically get an initial check for the depreciated amount, then the recoverable depreciation after the work is completed and invoiced. If there's a mortgage, the check may be made out to you and the lender jointly.

Code upgrades

Ohio code requires items — drip edge, ice barrier, ventilation — that older roofs may not have. Some policies include ordinance or law coverage for these; others require the contractor to supplement for them specifically.
